THE services of F R O N T residential estate agents are designed primarily for customers who have to or really want to sell a property. If you have to sell a property because of (1) Death (2) Divorce (3) Debt or you are a (4) Developer OR you really want to sell then F R O N T will almost certainly be the most cost effective solution for you. Our fees can be a lot less than traditional high street estate agent, but are taken up-front (or deferred for nine months by means of a deferred payment agreement), rather than taken upon completion. In both cases the fees payable and are non refundable subject to F R O N T providing the level of service that is agreed at the outset.
TWO things determine the sale of a property for people who meet the 4 D’s category: (1) Price and (2) Presentation. Either of these being reduced or increased will offset the importance of the other. For example if a property is poorly presented, it will still sell if the price is significantly less than a comparable property which is presented well. On the contrary if presentation is improved then the property will achieve a higher price subject to the third P: (3) Postcode. In other words it is important to appreciate that some geographical areas have a cap on what price can be achieved due to external factors.
DEFERRED Payment Option (DEO) is achieved through a third party so separate terms and conditions apply, which are subject to change so will be presented to you if you choose or wish to discuss a DEO. Please note that this option is only available when your are also purchasing your Home Information Pack (HIP) through F R O N T and unfortunately the service is not available to developers unless for the sale of your private house or a single buy to let property.
F R O N T For Sale Boards are printed specifically for the property they are advertising and display the property postcode so passers by can note it for quick searches on the internet or call us to arrange a viewing.
WHEN you instruct F R O N T we make the assumption that you do want to sell your property so undertake to always pass on honest feedback to you from the people who view your property with regard to both price and presentation. Naturally we will be polite and courteous in doing so, but we make the point because traditional estate agents do not get paid until the end of the transaction so can tend to filter what feedback they pass on through fear of upsetting you and possibly causing you to change agents without them being paid anything.
PRE-PURCHASE REPORTS and Pre-Purchase Inspections are new products designed by F R O N T for property buyers to use when negotiating to purchase a property through other estate agents. We must stress that whilst the work is carried out by a RICS qualified surveyors, neither product replaces the need for a mortgage valuation or structural survey:
- Our reports document the suitability of the property for the purchasers requirements. IT IS NOT A MARKET VALUATION AND SHOULD NOT BE TAKEN AS SUCH.
- The valuation figure does not necessarily represent the value of the property to you as a purchaser and in the event that you purchase the property, we do not warrant the purchase price as reasonable.
- It is stressed that THIS REPORT IS NOT A STRUCTURAL SURVEY. There may be defects in the property which could only be revealed by a detailed inspection. In a limited inspection for this report, it is also possible that there are other defects which have not been recognised as significant in this type of valuation. YOU SHOULD NOT ASSUME that the defects shown (if any are) are the only ones present in the property or if no defects are mentioned that no defects exist.
- You are strongly recommended to arrange for a valuation and structural survey to be made on your behalf before signing a Contract to purchase a property and you should appoint a qualified Surveyor/Architect to advise you.
- NO RESPONSIBILITY WHATSOEVER IS IMPLIED OR ACCEPTED BY THE FRONT OR THE VALUER FOR EITHER THE VALUE OR THE CONDITION OF THE PROPERTY BY REASON OF THIS INSPECTION AND REPORT.
